This project involved the redevelopment of a former 98,000 GSF Kmart located at the end cap of Tollhouse Plaza. The property was converted into approximately 70,000 NRSF of traditional first-floor storage, requiring a full rezone from the Township to permit self-storage use.
The site features a covered internal driveway with ample parking and loading areas, allowing tenants to access the facility comfortably during inclement weather — a superior feature compared to competitors. Additional exterior loading points along the side of the building further enhance accessibility.
Mantua Storage benefits from a prime location within Tollhouse Plaza at the intersection of Berkley Road and Bridgeton Pike, offering excellent exposure to surrounding neighborhoods and national retail tenants. The plaza includes national brands such as Kohl’s, Planet Fitness, Dollar General, and Rite Aid. Bridgeton Pike sees an average of 20,000 vehicles per day at this location, ensuring strong visibility.
The developer worked closely with the municipality and the community to transform this abandoned warehouse into a facility they could be proud of — one that provides valuable service to the community.
